The Built Product:
Beautifully-designed, newly-constructed 1,300 SF bungalows (“Swans”) built in dense neighborhoods experiencing overdemand and displacement. Positioned as a unique and crafted alternative to the undifferentiated, cheaply-built, bulk townhome product. Intended to be sold at best-in-market pricing for new construction. 


The Mechanism:
A standalone round for speculative single-family housing development. Land acquisitions are subdivided into parcels each measuring 30’ x 100’, selling Swans for a fixed return on investor equity


Execution:
A smaller floorplan, the replacement of a garage with a pergola, and the ability to utilize uncommonly-proportioned lots allowed Romulus to offer each Swan at better-than-market pricing, while still providing strong financial returns to investors.

Second Ward, Eastwood, East End, Broadmoor, Lawndale, Wayside, Magnolia Park, Pecan Park.


Financial Outcomes:
25% – 35% pro rata equity return with a 10-month timeline from closing of funding round.
